private parking & lock up is an excellent facility a good breakfast clean room we stayed in the annex which enables you to go in & out entirely as you please

foreign waiters at breakfast ........ they were very polite & well meaning became a bit like faulty towers (not our quote !) as they didn't fully understand requests / choices made could make more of the rooms - this is a lovely Georgian building

The location was great and it was very easy to walk into central edinburgh but also catch up with friends locally. Also the staff were helpful and friendly.

The breakfast as we were looking forward to a decent scottish breakfast and it was a bit disappointing. the staff were a bit too eager and were constantly asking if we wanted toast, but weren't aware that someone had asked one minute earlier. As it was a great weekend weather wise and as scotland is not used to heat like that our room was too hot from pipes under the floorboards.

Convenience to location for Taste of Edinburgh

Beds were hard, rooms out dated and breakfast poor for the price

The guesthouse owner was particularly helpful & friendly - the other staff also very friendly. We were offered coffee and/or breakfast on arrival despite the breakfast time being over. Our room was dark but due to the position in the building, but ensuite lovely & bright. Other rooms were much brighter. Breakfast was very good and always offered more toast & coffee/tea. Overall very good value and only 10mins walk to Princes St. if not taking bus from outside the door!

Our room quite dark due to the small window but full length mirrors were used to help brighten it up so effort had been made. Adequate for our needs.

I liked that our bedroom was nice and spacious. I liked the way the heating was on when we came home, because it was cold two of the nights. I liked that we stayed in our own part of the guest house, have us lots of privacy. The fact that you topped up our milk was lovely.

When we arrived at 9am we were unable to check in. I was informed over the phone that we would be able to check in early. This put a huge dampner on the start of our holiday as we had to walk around for 3 hours in the rain, having been up all night from flying over. The lights in the bathroom occasionally didnt work. I didnt like the room was very old fashioned. I think it could be modernised. The service for breakfast was quiet slow considering the small number of people there. Didnt like that there was a lack of choice. I think the staff should be more familar with the area around the guest, know more information about the bus service and the general Edinburgh area.

The staff were friendly and helpful.

The room wasn't ready when we arrived. Staff did their best in terms of service but didn't seem to have been trained to the accepted level. For instance, at breakfast, we were forgotten about at breakfast and, when the order was finally taken, the cooked food was brought before we had finished our cerials.

Unable to think of anything positive!

300 words would not provide sufficient space to comment on everything that I didn't like.

We didn't get chance of breakfast as our train was too early

Excellant nights sleep, very close to city centre

The staffs were really friendly and affable. The breakfast provided here was enjoyable, and the location is also a few minutes walk away from the Edinburgh Castle, a major tourist attraction. The rooms were also generally clean, and I am pleased to say that I enjoyed my stay here. It's a great way to find out about local life and also, I got 20% off at Highland Tours booking through this hotel, which was great.

The room wasn't entirely sound proof, so at night, sometimes disturbances were heard. But, let's face it--this hotel is an economic choice with great staffs and hospitality provided. Also, it's usually quiet in the night time, so there weren't many problems in sleeping well.

I liked having a room in the back--it was quiet and very private.

The housekeeping was pretty rough. One day I got up after 11, and when I came back at night they hadn't come in at all. Another day, they left a dirty rag in my room. And my comforter looked like it had cigarette burns all over it.

Very good value for money. The hotel owner was very helpful before our stay and whilst we were there. Averon just a short walk to the city centre, train station etc.

friendly and helpful staff (esp Allen); b'fast of good portions but variety *juice/ cereasl) could be broadened; spacious room and quiet/ safe neighbourhood

cleanliness can be improved; a bit far for walking to the major tourist spots

Woke up freezing first night, and couldnt reach the manager to make sure that didnt happen again on my second night (there was a mobile number which I rang, leaving a message, but didnt hear back).

Good location, nice and cheap for a double room. Breakfast was decent. Bed was comfy and room was lovely and warm-very important considering how cold it was outside.

Stayed in room 3, no hot water in the shower for 4 consecutive mornings and none in the hot water tap. Seems the shower ran on an immersion which never had enough hot water. Also the fan heaters in the Bathrooms were fixed to go off after thirty seconds of you turning them on.
